Design/Build Signage Solutions

Design/Build refers to a term in Architectural Signage where a conceptual design, production design, sign schedule, location plan, exterior lighting, and attachment haven’t been defined.  Design/Build can include taking a brand and transferring the brand intent to a fully functional, ADA and Code Compliant Sign Family and creating that brand and imaging in place of a brand studio as part of the Design/Build process.

Not to Exceed Budgeted Interior and Exterior Signage Systems – often, a Construction Manager carries a budget without knowing the specifics.  This leads to low-functioning sign systems and puts pressure on all parties when the actual signage is developed, and the budget doesn’t serve the project – because it wasn’t allocated properly. We ensure a range that will cover the specifics of the project and bring to your awareness areas that may be a concern during the construction roll-out process.

Faux Substrates and Design/Engineered Alternatives to Meet Design Goals. Architects, Designers, Branding Agencies, and Construction Managers aren’t Fabricators and don’t know of faux alternatives to raw materials to create an architectural signage system that is aesthetically pleasing and fully functional yet designed/engineered using faux alternatives to standard substrates. This is an area we excel in serving your needs and sign programs.

Municipal Consultation

Having developed a National Accounts Division, I’ve become comfortable calling the municipality and forwarding project elevations and specific project questions pertaining to the code, zone, and bylaws to gather all information needed for a successful and functioning project at the initial stages. This allows the project team to consider all options for signage, be aware of the potential problems and risks and the potential need for Master Sign Plan Submittals, Landlord Criteria, and Municipal Governance, and chart the course for the most advantageous sign program possible for the appropriate function of signage on a building/campus/tenant.

Code Research – Verifying the zone the address falls within and sign bylaws before budgeting the signage.  Knowing if it’s advantageous to seek out a Variance for the overall signage system and its performance.  Including the costs, licensing, engineering (Engineered Stamped Drawing – snow/wind load calculations), planning into the roll-out, and developing a Critical Path for execution to hit construction and project dates.  This includes Marketing Material for Coming Soon and Pre-Leasing / Curiosity engagement while the project is under development.

Variance Preparation, Attendance, Negotiation – experience in preparing for, submitting applications, getting on agendas, creating presentation materials, and spearheading Municipal Negotiations pertaining to Zoning Relief, allowing for the most functional signage for your development.  Planning Boards, Design Review Boards, Historic Boards, Zoning Boards – Regional and National.

Fabricate and Install

Interior and Exterior Signage Systems.  Fabricate all signage.  Interior applique, photopolymer, thermoform 3D printed.  Exterior signage of all forms – pylons, wayfinding, monument, building mounted, canopy mounted, awnings.  Graphics of all kinds – vinyl, painted murals, digital film, direct print.    Installation – Open Shop, Prevailing Wage, Union Labor.  Inner City, Hi-Rise, Specialty, Standard – experience with all types of installation requirements and labor/equipment requirements.

Aligned with a Regional or National Fabricator Qualified to Support Work with Our Project Management / Consultation on the Project Execution – Ensuring Critical Milestones are Met.  Partnered with a network of reputable firms that support project specifics on a regional and national level.  I’d be your point of contact in alliance with their PM Team to ensure turn-key success on Regional and National Projects.

Some sign companies, design firms, architects, and contractors only deal in a Regional Range. When a Developer in Boston is now building in North Carolina, California, or an out-of-state Region, they’ve asked me to assist.  This is why we’ve created a qualified community aligned strategically through me as the liaison spearheading the project’s success and bringing the correct players together for the most advantageous outcome: same name, same trusted consultant, consistent, trusted, successful results.

Having experience managing National Chain Accounts with Real Estate Developers – I have a special skill set to assist in diverse developments.  Developers building in the New England Area are also Building in Other States.  Another scenario is a Developer (such as American Campus Communities) based in Texas building Nationally (states throughout the US) – wanting a specialized ‘GoTo’ National Vendor/Partner to budget and execute their design/build signage systems for consistency and trusted partnership.  Design/Build Partnerships and Alliances with Qualified Professional Firms to Support Project Requirements, Brand Guidelines, Consistent Products, and Consistent Experience as we remain Involved in Project Management / Project Execution – spearheading the project lead.  Mixed-use, Multi-Unit Residential, Corporate, Medical, Dorm Housing. Similar to the above – we can assist in turning a brand into a design/build project and create the brand and the design/build fully budgeted architectural signage system using our network of professionals partnering for the most affordable and advantageous outcome to our clients—confidence and ease in local and national projects.
